Job Overview

The Maintenance Technician II performs routine and extensive preventative maintenance and repair procedures on buildings, mechanical equipment and utility systems. This is a Journeyman level position.

Duties And Responsibilities
  • Complies with all applicable standards, policies, and procedures, including safety procedures and the maintenance of a clean work area
  • Repairs or replaces defective equipment, components, or wiring
  • Tests electrical circuits and components for continuity, using electrical test equipment
  • Reassembles and tests equipment following repairs
  • Inspects and tests system to verify system compliance with plans and specifications and to detect and locate malfunctions
  • Discusses heating-cooling system malfunctions with users to isolate problems or to verify that malfunctions have been corrected
  • Records and reports all faults, deficiencies, and other unusual occurrences, as well as the time and materials expended on work orders
  • Tests pipe or tubing joints and connections for leaks, using pressure gauge or soap-and-water solution
  • Adjusts system controls to setting recommended by manufacturer to balance system, using hand tools
  • Recommends, develops, and performs preventive and general maintenance procedures such as cleaning, power-washing and vacuuming equipment, oiling parts, and changing filters
  • Layouts and connects electrical wiring between controls and equipment according to wiring diagram, using electrician's hand tools
  • Installs auxiliary components to heating-cooling equipment, such as expansion and discharge valves, air ducts, pipes, blowers, dampers, flues and stokers, following blueprints
  • Inspects belts, checks fluid levels, replaces filters, greases bearings, seals; repairs or replaces broken parts
  • Cleans and inspects boiler; treats water with proper chemicals
  • Calibrates and repairs pneumatic systems, as needed
  • Replaces broken windows; repairs doors, door locks and closets; installs window blinds
  • Completes daily, weekly and monthly checklists on building equipment maintenance procedures and maintains records of scheduled maintenance procedures
  • May operate a computer which controls and monitors mechanical equipment and utility systems
  • Repairs electrical equipment and control circuits; replaces faulty electrical switches; repairs refrigeration equipment
  • May repair electrical locks and control panels to maintain building security
  • Responds to emergencies as required and trained
  • Assists with the renovation/remodeling of buildings; repairs plaster and drywall; paints building structures
  • Maintains records of scheduled maintenance procedures
  • May perform outside duties such as snow removal, parking lot mechanical repairs, as required
  • May move furniture; may assist others with production of conference center or amphitheater events
  • May obtain estimates for supplies, repair parts; orders parts as needed.
  • Assists with other work in coordination with repair and maintenance teams
  • Installs, connects, and adjusts thermostats, humidistats and timers, using hand tools
  • Generates work orders that address deficiencies in need of correction
  • Joins pipes or tubing to equipment and to fuel, water, or refrigerant source, to form complete circuit
  • Cuts and drills holes in floors, walls, and roof to install equipment, using power saws and drills
  • Wraps pipes in insulation, securing it in place with cement or wire bands
  • Measures, cuts, threads, and bends pipe or tubing, using pipefitter's tools
  • Fabricates, assembles and installs duct work and chassis parts, using portable metal-working tools and welding equipment
  • Sprays restricted-use chemical solutions, powders, and gases on or near surfaces of a building to eliminate pests
  • Identifies invading pests, including rats, termites, snakes, wasps, ants, spiders, mosquitos, or bed bugs
  • Sets and maintains mechanical traps and place bait—keeping records at each such trap to demonstrate timely inspections
  • Removes dead rodents and dispose of properly
  • Ensures safety of team members and guests by limiting application strength and rates to not exceed manufacturer recommendations
  • Identifies pest damage to property, and recommend organized prevention program in response
  • Inspects property to ascertain wall and roof porosity and possible sites of pest invasion
  • Coordinates with supervisor your recommended cutting or boring into buildings to access infested areas
  • Cleans and removes pesticides after application as needed
  • Other duties as assigned

Job Requirements: (please ensure you meet the listed requirements prior to applying)

  • High School diploma or GED required or currently enrolled and successfully complete a GED program within six months from start date as a condition of continued employment
  • Must be twenty-one (21) years of age or older
  • Must have and maintain valid state-issued operator driver’s license
  • Must have completed at least two (2) maintenance certificates such as maintenance certificates granted by an accredited trade school, maintenance certificates granted by any branch of the US military, industrial maintenance certificates granted by TPC (live.tpctraining.org), ice machine cleaning certificate, certificates granted by Ware Boiler University (wareinc.com/boiler-university), maintenance certificates granted by ITC Learning (itclearning.com), industrial or building maintenance certificates granted by 360 Training (360training.com), US Environmental Protection Agency Class A OR Class B Operator certification, State of Alabama Plumbing/Gas Apprentice Card, instrumentation and controls training, Level I Locksmith Certification (http://www.lsieducation.com/), NFPA96, recreational water treatment, CPO (Certified Pool Operator), CSP (Certified Service Professional), — both granted by Assn. of Pool & Spa Professionals, CBP (Certified Building Professional), Level I Locksmith Certification (http://www.lsieducation.com/), Valid Custodial Pesticide Applicator Permit, issued by the State of Alabama, current and in good standing. Specifically, the Permit shall be the Industrial, Institutional and Health Related Pest Control (IIHC), OSHA 10, OSHA 30, EPA 608, EPA I, EPA II, Certified Maintenance & Reliability Professionals (SMRT) granted by the Society for Maintenance & Reliability Professionals (SMRP) (https://smrp.org/Certification/CMRT-Certification), Facilities Maintenance Certificate (FMC)/ Systems Maintenance Certificate (SMC)/ Building Energy Certificate Program (BEC) all granted by the Building Owners and Managers Institute (BOMI) (https://www.bomi.org/), credentialing by- IFMA, (Int’l Facility Managers Assn.), USGBC (US Green Building Council), AEE (Association of Energy Engineers), ASHRAE (American Society of Heating, Refrigeration, and Air Conditioning Engineers), ASHE (American Society for Healthcare Engineering), APPA (Association of Physical Plant Administrators), National Fire Protection Association (NFPA).
  • Obtained one (1) trade license issued by a State or similar public authority

  • Must have at least three (3) years general commercial property maintenance experience
  • Must have good hearing and eyesight
  • Must have ability to read, write, and understand English
  • Must have a valid and current State Driver’s License and an insurable driving record for purposes of driving company vehicles as required
  • Willing to work odd and irregular hours including nights, weekends and holidays
  • Willing to travel and participate in training as recommended or required
  • Must have a Tribal Gaming License (or the ability to obtain and maintain a license) as a requirement for this position
  • Must have willingness and ability to work in a smoke/secondary smoke environment
