Major Focus

Supervises and coordinates the work of employees in the maintenance and repair of the building facilities and systems.

Essential Functions

• Responsible for supervising the Maintenance Mechanics in the performance of their duties.
• Receives maintenance requests, sets priorities, prepares cost estimates where applicable, and schedules requests to be completed.
• Assists the managers in the production of cost estimate for requested projects.
• Inspects the facility on a regular basis for deficiencies and follow through and see that the deficiencies are remedied.
• Schedules and follow up on all preventative maintenance issues whether with outside vendors or with inside staff.
• Prepares work area to include movement of furniture / obstructions.
• Lifts and moves tools and parts.
• Responsible for compliance with applicable codes and inspection and reporting of deficiencies throughout the facilities and systems.
• Interviews, selects, hires and retains superior employees.
• Completes timely performance evaluations for subordinates
• Conducts formal and informal training for subordinates
• Conducts formal and informal coaching and counseling with subordinates
• Rewards and recognize superior performers
• Ensures that employees work safely and follow all safety rules.
• Oversee and ensure that employees work safely and follow all safety rules.
• Must comply with and enforce compliance with the company’s recycling program standards.
• Drives company vehicles occasionally as directed to run errands, pick up/deliver equipment, parts and supplies, etc.

• Perform other duties as assigned.

REQUIREMENTS/EDUCATIONS:

• High School diploma, GED or equivalent experience required, trade school training preferred
• 2 years of supervisory experience preferred
• Requires a minimum of 5 years of experience as an electrician, plumber, HVAC mechanic, ground support, maintenance and/or machinist.
• Must possess good math skills
• Must possess computer proficiency with Microsoft Word
• Must possess good oral and written communication skills
• Must possess good customer service and leadership skills
• Must be able to solve problems and deal with a variety of situations
• Must present an overall professional appearance
• Must be able to work weekends, holidays and nights as scheduled
• Must be able to successfully pass a background check and receive a license from the DE Lottery
• Skills and knowledge to include: Air conditioning/heating, electrical, kitchen, plumbing, machine repair, fireboard, carpentry, painting, plastering, irrigation,and general maintenance.
• Must be able to read and evaluate blueprints.
• Must be able to speak, read and write English
• Must have ability to operate specialized equipment, testing equipment, controls on the equipment.
• Must possess knowledge of occupational hazards and safety precautions.
• Must possess knowledge of boiler operation, generator, chiller operation, and water testing.
• Must possess a valid driver’s license with an acceptable driving record.
