Operates, maintains and repairs all electrical and mechanical systems and equipment including but not limited to the central cooling/heating plant with chillers, hot water boilers, air distribution and control, water chemistry and treatment, refrigeration and dx systems, and emergency power generation equipment,
Essential Duties And Responsibilities Include
- Will review and verify work requests daily for scheduled and unscheduled maintenance performing the work required and will turn in completed work orders upon completion of tasks assigned that day.
- Will operate and monitor BAS system and carry out adjustments to maximize efficiency and interior comfort.
- Will perform maintenance and repairs to all chillers, boilers, cooling towers, air handlers, dx units, fan coils, vav's, heat exchangers and pumps.
- Oversees the execution of preventative maintenance and repairs to equipment or systems by contractors.
- Will follow all regulations pertaining to the handling of refrigerants disposal and recovery and to enter all transactions in appropriate documentation.
- Safety- Will observe all safety and security procedures determines appropriate action beyond guidelines; reports potentially unsafe conditions; uses equipment and materials properly.
- Dependability- Follows instructions, responds to management direction; takes responsibility for own actions; keeps commitments; Commits to long hours of work when necessary to reach goals.
- Completes tasks on time or notifies appropriate person with an alternate plan.

Supervisory Responsibilities
This position does not have supervisory responsibilities.
To perform the job successfully, an individual must demonstrate mechanical and electrical aptitude and be capable of working independent of supervision under own initiative. Must have sound knowledge of controls and the skill to troubleshoot equipment and systems.
Education And/Or Experience
- High school diploma or general education degree (GED).
- Minimum Three years experience in Central Plant Operations
- Universal Refrigerant Certification required.

The employee is occasionally exposed to wet and/or humid conditions; high, precarious places; extreme heat and risk of electrical shock. The noise level in the work environment is high.
